Astaka: The New Development

Johor Bahru’s skyline is set for a dramatic transformation with the groundbreaking of Arden, a luxury serviced residence that will become one of Malaysia’s most striking architectural landmarks. Developed through a partnership between Astaka Holdings Limited and Kimlun Corp Bhd, this 68-story tower will rise 260 meters as part of the One Bukit Senyum development, positioning it as the second-tallest structure in Johor Bahru upon completion in 2030.

The RM800 million project marks Phase 3 of One Bukit Senyum, following the success of The Astaka—Johor Bahru’s current tallest building. Featuring 618 premium serviced residences ranging from 797 to 1,700 square feet, Arden is strategically located within the Johor-Singapore Special Economic Zone (JS-SEZ), reinforcing its appeal to international investors and high-net-worth buyers. Pricing is expected to range between RM1,300 and RM1,500 per square foot, catering to a discerning clientele.

Leading the architectural vision is GDP Architects, the firm behind iconic Malaysian developments such as Pavilion Kuala Lumpur and TRX Residence. Astaka’s CEO, Allen Khong, emphasized the significance of this collaboration, noting the company’s successful track record with Kimlun on past projects like Menara MBJB and Aliva Mount Austin. “This partnership underscores our commitment to delivering world-class developments that elevate Johor Bahru’s real estate landscape,” Khong stated.

Kimlun’s CEO, Pang Khang Hau, echoed this sentiment, highlighting the company’s role as both joint venture partner and main contractor. “Our expertise in engineering and construction ensures that Arden will not only meet but exceed expectations, setting a new benchmark for luxury living in Johor,” he said. With construction now underway, the project is poised to become a defining feature of the city’s skyline, further cementing Johor Bahru’s status as a growing economic and residential hub.
